• AN ORDINANCE <br />AMENDING AND REENACTING THE DISTRICT MAP INCORPORATED <br />BY REFERENCE IN SECTION 31-4 OF THE ZONING ORDINANCE <br />OF THE CODE OF THE CITY OF CHARLOTTESVILLE, 1976, <br />AS AMENDED, BY CHANGING TO THE PLANNED UNIT <br />DEVELOPMENT (PUD) ZONING CLASSIFICATION THE PROPERTY <br />LOCATED AT ROSE HILL DRIVE <br />BE IT ORDAINED by the Council of the City of <br />Charlottesville, Virginia: <br />1. That the Zoning District Map, incorporated by <br />reference in Section 31-4 of the Code of the City of <br />Charlottesville, 1976, as amended, be amended by changing the <br />district classification of those lots or parcels of land known <br />as the "WCHV Radio Towers Site" off of Rose Hill Drive, and Lot <br />11, Block B, "Southern Pines" on Westwood Road, from R-1 to R-1 <br />PUD (Planned Unit Development), in order to allow for con- <br />struction of 31 single family detached homes on separate lots, <br />fronting on a proposed new City street. The property includes <br />parcel 28.39 on City Real Property Tax Map 44, having 82 feet <br />of frontage on Westwood Road, plus portions of parcels 30 and <br />30.1 on Tax Map 44, collectively containing approximately <br />273,012 square feet of land or 6.267 acres. The area being <br />• rezoned is more particularly described on a plat entitled <br />•Rugby Heights P.U.D., by Roudabush, Greene and Gale, Inc. <br />dated January 21, 1985. That plat is incorporated by reference <br />in this ordinance. <br />• <br />2. That such amendment be conditioned upon the <br />following: <br />(a) That the property be developed with not more than <br />31 single family detached homes on separate lots. <br />(b) That the development of such property be carried <br />out in conformity with the plana for development and related <br />documents and exhibits submitted as part of the application <br />for the PUD zoning designation, including such modifications <br />to such plans as may be required by the city planning <br />commission or the director of planning for final approval <br />thereof. <br />(c) That development and construction on the property <br />be carried out in conformity with all other applicable <br />federal, state or city code requirements and regulations. <br />Approved by Council <br />March 17, 1986 <br />ler o Counci: <br />86-7-7 <br />
