• Sec. 34-905. Expiration of approval plan. <br />An approved site plan shall expire and be null and void unless <br />a building permit for the construction of the same substantial <br />elements of the site plan has been issued within a period of one <br />(1) year from the date the site plan was signed by the director of <br />planning and community development. The director of planning and <br />community development or the planning commission may grant an <br />extension of up to one (1) year. <br />ARTICLE XXIII. EXCEPTIONS AND MODIFICATIONS <br />Sec. 34-981. Front yard adjustments. <br />The front yards established in this chapter shall be adjusted <br />in the following instances: <br />(1) Where lots have a double frontage, the required front yard <br />shall be provided on both streets. <br />(2) Where a lot in the R-1, R -1A. R-2, R-3 or B Districts is <br />located at the intersection of two or more streets, there shall be <br />a side yard on the side street of such corner lot of not less than <br />twenty (20) feet in the R-1, R-lA, R-2, R-3 Districts and five (5) <br />feet in the B Districts, except that for a lot of record as of <br />• January 21, 1958, in the R-1 and R-2 Districts and for single and <br />two-family dwellings in the R-3 Districts the twenty foot side <br />street yard requirement may be reduced to whatever footage will <br />permit a maximum buildable width of not more than thirty-two (32) <br />feet. In no case shall such side street yard requirement be less <br />than ten (10) feet.
