• 3. The Tenant shall not be allowed to have pets or additional residents unless agreed to in <br />writing by the Landlord. If such permission is granted the tenant agrees to be responsible <br />for all damages to the property and third parties (persons and property) caused by pets or <br />additional residents. It is understood that if this approval is given that it may be rescinded <br />in the event a problem develops related to a pet or an additional resident. <br />4. The County and City reserve the right to request the Tenant to remove from the site any <br />personal property that is inconsistent with the scenic natural beauty of the park <br />(inoperable vehicles, appliances, etc.). <br />The County and City reserve the right to request the Tenant to cease any activity that is <br />inconsistent with the park or surrounding neighborhood. <br />6. The Tenant is responsible for all utilities. <br />• 7. Landlord may terminate this lease for any reason by giving at least thirty (30) days <br />written notice to Tenant. <br />8. The Tenant shall not undertake improvements without prior written permission of the <br />Landlord, and such improvements shall belong to the Landlord at the expiration of the <br />Lease term or tenancy. <br />9. The County and City reserve the right to agree to certain modifications pertaining to the <br />foregoing tenant responsibilities during the term of the lease agreement. It is the intent of <br />the County and City to delegate this responsibility to the Albemarle County Parks and <br />Recreation Department, and its Director. <br />10. The County and City further agree that, in the event tenant performs additional duties at <br />the specific request of the County and City in connection with the property, or for any <br />other reason in the sole discretion of the County and City, then an adjustment in the <br />• payment of rent under this lease agreement may be made, provided that any such <br />
