(a) Stepback requirement. The maximum height of the streetwall of any building or structure shall be <br />four (4) stories. After four (4) stories, there shall be a minimum stepback of fifteen (45) ten 10 feet <br />along at least seventy (70) percent of the length of such streetwall. <br />(b) Setbacks. <br />(1) Front primary street: No minimum required; fifteen (15) feet, maximum. In circumstances where a <br />building has frontage along more than one primary street, the primary street having the highest functional <br />classification rating shall be deemed the front primary street. <br />(2) ...... <br />(3) .... <br />(4) ... <br />Sec. 34-580. Density. <br />(a) Mixed use.... <br />(b)Other residential development. Residential density shall not exceed forty-three (43) DUA. <br />(c)Multifamily development. When any facade of a building or structure faces an adjacent low-density <br />residential district, the maximum height of such facade shall be three (3) stories. After three (3) stories there <br />• shall be a minimum stepback of fifteen (15) ten 10 feet along at least seventy (70) percent of the length of <br />such facade. <br />Division 5.Regulations--West Main Street North Corridor ("WMN') <br />Sec. 34-618. Streetwall regulations. <br />Setbacks shall be required, as follows <br />(1) Primary street frontage: At least seA,ent five (75) .poemt seventy-five percent (75%) of the street wall <br />of a building must be built to the property line adjacent to a primary street. For the remaining portion of <br />street wall (i.e., twenty-five (25) percent), the maximum permitted setback is twelve (12) feet; however, (i) if <br />streetscane trees are provided to the standards set forth in &34-870. or (it) Dursuant to a special use permit <br />granted by city council up to fifty (50) percent of the streetwall of a building may be set back twenty (20) <br />feet. <br />(2)Linking street frontage. Five (5) feet minimum; twelve (12) feet, maximum. RIFs. (5fieFifty <br />percent (50%) of the area within any setback shall consist of a landscaped buffer, S-1 type (refer to section <br />34-871). <br />(3)Side and rear setback, adjacent to any low density residential district: 20 feet. minimum. <br />(4)Side and rear setback, adjacent to any other zoning district: none required. <br />Division 6.Regulations--West Main Street South Corridor ("WMS") <br />Sec. 34-638.
