Streetwall regulations. <br />(a) Stepback requirement. <br />(1) The maximum height of the street wall of any building or structure shall be three (3) stories. After <br />three (3) stories, there shall be a Stepback of at least fifteen (15) ten 10 feet along seventy (70) percent <br />of the length of the street wall. <br />(2) When any facade of a building or structure faces an adjacent low-density residential district the <br />maximum height of such facade shall be three (3) stories. After 3 stories there shall be a minimum <br />Stepback of fifteen (15) ten 10 feet along at least seventy (70) percent of the length of such facade. <br />(b)Setbacks <br />(1)Primary street frontage: No minimum required; fifteen (15) feet, maximum. Fifty (50) percent of the area <br />within any such setback shall consist of a landscaped buffer, S-1 type (refer to section 34-871). In <br />circumstances where a building will have frontage along more than one primary street, these setback <br />requirements shall apply only to the Drimary street having the highest functional classification ratings the <br />other primary street(s) shall be deemed linking streets for purposes of determining the required setbacks <br />under this section. <br />(2).... <br />Sec. 34-796. Use matrix - Mixed Use Corridor Districts. <br />• The uses and residential densities allowed within the City's mixed use corridor districts are those identified <br />within the matrix following below. Preliminary plan submittal and review. <br />(a).... <br />(b)..... <br />(I)The director shall circulate the plan for review and comment by the following city officials, <br />employees and departments, together with notice of the date on which the plan has been scheduled for a pre - <br />application preliminary site plan conference: the city engineer, the department of public works, the fire <br />department, the building code official, the zoning administrator, and other city or state officials, employees, <br />departments or agencies whose review and comments are deemed necessary by the director. All resulting <br />requirements and recommendations shall be forwarded to the director by city staff prior to the date of the <br />required pre applioatien preliminary site plan conference. For purposes of this article, the term <br />"requirements" shall be deemed to mean regulatory provisions of this chapter, and any duly adopted rules <br />and regulations of a reviewing department, and "recommendations" shall be deemed to include suggestions <br />for design changes deemed to be in the public interest by a reviewing official in the area of his expertise.... <br />Sec. 34-821.Preliminary site plan conference. <br />(a)No preliminary site plan conference shall be scheduled by the director to take place sooner than twenty- <br />one (2 1) days following the date on which the application for preliminary site plan approval was officially <br />submitted.
