A.RESOLUTION <br />GRANTING A SPECIAL PERMIT <br />FOR INCREASED DENSITY DEVELOPMENT OF PROPERTY <br />LOCATED AT THE. SOUTHEAST CORNER OF <br />RIDGE STREET AND WEST MAIN STREET. <br />BE IT RESOLVED by the Council of the City of Charlottesville that there <br />is hereby granted pursuant to §31-33 of the Code of the City of Charlottesville, <br />1976, as amended, a special permit for.the use of the property located at the <br />southeast corner of Ridge Street and West Main Street, designated on City Real` <br />Property Tax Map 28 as Parcel 93; for construction of a highrise apartment <br />building, intended for occupancy by elderly residents, at a density of 42.5 <br />units per acre, or a maximum of 100 units on such property. Such permit shall <br />be subject .to the conditions and regulations set forth in the aforesaid §31-33 <br />for such higher density development, to all general conditions and regulations <br />opposedJupon special permits by Chapter 31 of such City Code, including the <br />obtaining by the developers of an approved site plan prior to -initiating use of <br />the property for such purposes, and to the following special conditions: <br />(a) The building to be constructed on such site shall have not more than <br />nine stories above ground level. <br />(b) The building concept and site orientation shown on the preliminary <br />plan presented with the application for this special permit shall be maintained. <br />(c) The northwest portion of the property shall be substantially preserved <br />in its present form and contours and major trees on such portion of the site <br />shall be protected. <br />(d) The site shall be screened from the railroad on the east and south and <br />from Ridge Street from the west through fencing or adequately dense vegetation, <br />provided that the screening along Ridge Street shall take the form of a fence or <br />retaining wall sufficient to discourage pedestrian movement through the site. <br />Copy Teste: <br />Clerk <br />Adopted by the Council <br />June 19, 1978 <br />
