<br />Charlottesville's original downtown historic district
<br />was largely residential until the commercial sections
<br />were added in recent years. The adjacent bird's eye
<br />sketch illustrates the ten different subareas in the
<br />downtown areas and describes the distinctive chamc-
<br />ter of each section. If you are planning a new build -
<br />Zone 5 ing or addition, look at surrounding buildings in your
<br />subdistrict to determine their style, age, and the ele-

<br />1. Park Street North
<br />residential, very largescale, mixture of styles,
<br />brick, porches, dark roofs, rich rooflines, 2 to 2
<br />Zone 6 and 1/2 stories, large lots with deep setbacks and
<br />spacing, extensive landscaping, stone walls.
<br />2 Park Street South
<br />residential, large scale, mixture of styles, brick,
<br />porches, red/white, dark roofs, rich rooflines, 2
<br />to 2 and 1/2 stories, uniform shallow setbacks
<br />and spacing, small signs, landscaping.
<br />3. 1st Street Neighborhood
<br />narrow streets, residential, small to moderate
<br />scale, broad mix of styles, porches, metal roofs,
<br />I and 1/2 to 2 stories, uniform shallow setbacks
<br />Zone 7 and spacing with some variety, landscaping.
<br />Wates/50gth Street 4. Jefferson Street -West
<br />institutional, governmental, residential, large
<br />scale, open space, brick, 2 to 5 stories, limited
<br />setbacks, styles mix, some classical styles.

<br />historic core, small scale, brick, row, house, gable
<br />roofs, simple designs, limited setback, 2 stories,
<br />limited landscaping.

<br />ZOnC 8 traditional main street, attached buildings, 2-4
<br />South Street stories with some larger buildings, masonry, no
<br />setbacks, traditional three-part facades: store-
<br />front, upper stories w/windows, and comice, tall
<br />proportions, flat or shed roofs, many mall ameni-
<br />ties, tree canopies.
<br />7. Water/South Street
<br />industrial, parking, narrow sidewalks, hard edges,
<br />larger warehouse scale, masonry, open space,
<br />backyard of Main Street, downhill, auto oriented.
<br />S. South Street Residential
<br />small enclave, residential, frame, tum -of -the -cen-
<br />tury; vernacular, 2 -story, metal roofs, limited set-
<br />backs and spacing.
<br />9. Vinegar Hill
<br />much variety in scale, open space, more recent
<br />buildings, masonry, taller, bigger buildings el-
<br />evation change, not historic character.
