RESOLUTION APPROVING A SPECIAL USE PERMIT <br />• TO CBS RENTALS FOR HIGHER DENSITY DEVELOPMENT <br />OF PROPERTY AT 1718 JEFFERSON PARK AVENUE. <br />WHEREAS, James D. Stultz; representing the owner, CBS Rentals, of property at 1718 <br />Jefferson Park Avenue has requested a special use permit for higher density residential <br />development at Maywood Lane Apartments by allowing two additional efficiency dwelling units, <br />accessible to the handicapped. This property is further identified as Parcel 56 on City Real <br />Property Tax Map 11, having approximately 100 feet of frontage on Jefferson Park Avenue, 208 <br />feet of frontage on Maywood Lane, and containing approximately 20,259 square feet of land or <br />.46 acres; <br />WHEREAS, following a joint public hearing before this Council and the Planning <br />Commission, duly advertised and held on June 13, 2000, this Council finds that such use will <br />conform to the criteria applicable to special permits generally under Chapter 34 of the City Code; <br />now, therefore <br />BE IT RESOLVED by the Council of the City of Charlottesville, Virginia that a special <br />use permit is hereby approved and granted to CBS Rentals, owner of the property at 1718 <br />Jefferson Park Avenue, to allow an additional two (2) efficiency dwelling units, accessible to the <br />handicapped, at Maywood Lane Apartments. This special use permit is conditioned upon: <br />• 1. Administrative approval of the final site plan, which shall include: <br />a. An amended landscape plan to provide denser screening at front of site. <br />b. Three parking spaces shall be allowed to encroach into the front and side <br />setback. <br />C. Two handicapped parking spaces with a loading area adjacent to the <br />handicapped units. <br />d. Recreation space in the basement of the existing main house with an outside <br />entrance provided. <br />2. Occupancy of the site shall not exceed the following: <br />Two bedroom cottage - 1 unit, 2 people <br />Five bedroom house - 1 unit, 10 people <br />Apartment building - Eight 3 -bedroom units, maximum of 4 people to each <br />unit; two efficiency units with one person each (total of 34 people in the <br />building) <br />Approved by Council <br />November 6, 2000 <br />C$L rk� Council <br />• <br />
