RESOLUTION AMENDING THE SPECIAL PERMIT <br />• GRANTED TO MARTHA JEFFERSON HOSPITAL <br />ON MAY 2, 1988, AMENDED MAY 6, 1991 <br />RELATING TO EXPANSION OF MARTHA JEFFERSON HOSPITAL <br />AT 459 LOCUST AVENUE AND 500 LEXINGTON AVENUE. <br />WHEREAS, Martha Jefferson Hospital, owner of the property at 459 Locust Avenue and <br />500 Lexington Avenue, has requested an amendment to the special use permit granted May 2, <br />1988 (amended May 6, 1991) to add a one story addition to the single story wing off of the rear <br />of the Ambulatory Care Center wing on the Lexington Avenue side of the property. This property <br />is further identified as Parcel 234 on City Real Property Tax Map 53, having approximately 630 <br />feet of frontage on Lexington Avenue, 650 feet of frontage on High Street, 290 feet of frontage <br />on Locust Avenue, 257 feet of frontage on Sycamore Street, and containing approximately <br />419,483 square feet of land or 9.63 acres; <br />WHEREAS, following a joint public hearing before this Council and the Planning <br />Commission, duly advertised and held on October 10, 2000, this Council finds that such use will <br />conform to the criteria applicable to special permits generally under Chapter 34 of the City Code; <br />and <br />WHEREAS, on the property designated as 500 Lexington Avenue, the Planning <br />• Commission recommended approval of a variance of the required rear yard setback imposed by <br />City Code §34-149 from 25 feet to 21 feet; and <br />WHEREAS, on October 19, 2000, the Board of Zoning Appeals approved a variance to <br />the required minimum lot size of 6,000 square feet at 500 Lexington Avenue, as required by the <br />Planning Commission; now, therefore <br />BE IT RESOLVED by the Council of the City of Charlottesville, Virginia that an <br />amendment to the above -referenced special use permit is hereby approved and granted to Martha <br />Jefferson Hospital; owner of the property at 459 Locust Avenue and 500 Lexington Avenue, to <br />add a one story addition to the single story wing off of the rear of the Ambulatory Care Center <br />wing on the Lexington Avenue side of the property. This special use permit is conditioned upon: <br />1. Approval by City Council of the request to rezone the rear portion of 500 <br />Lexington Avenue; <br />2. A rear yard setback of 21 feet, as recommended by the Planning Commission; <br />3. Administrative approval of the final site plan, which meets all the requirements of <br />the zoning ordinance; and <br />4.
