RESOLUTION APPROVING A SPECIAL USE PERMIT <br />• FOR PROPERTY AT 222 AND 230 14TH STREET, N.W. <br />WHEREAS, the Keith O. Woodard has requested a special use permit for higher density <br />residential use at 222 and 230 14' Street, N.W., allowing the addition of up to 34 units to this site <br />at a density of 46 units per acre instead of the 21 units per acre allowed by right in R-3 Residential <br />Multiple Dwelling zone; this property being further identified as Parcels 292, 295 and a portion <br />of 302 on City Real Property Tax Map 4, having, collectively, 216 feet of frontage on 14`h Street, <br />N.W., and containing approximately 48,137 square feet of land or 1.11 acres; <br />WHEREAS, following a joint public hearing before this Council and the Planning <br />Commission, duly advertised and held on November 13, 2001, this Council finds that such use <br />will conform to the criteria generally applicable to special permits under Chapter 34 of the City <br />Code, and that except as otherwise modified herein, such use will also meet the specific standards <br />set forth within §§ 34-201of the City Code. Now, therefore, <br />BE IT RESOLVED by the Council of the City of Charlottesville, Virginia that a special <br />use permit is hereby approved and granted to Keith O. Woodard, owner of the property at 222 <br />and 230 14`h Street, N.W., for higher density residential use at 222 and 230 14' Street, N.W., <br />allowing the addition of up to 34 units to this site. The requirement of a 200 -foot distance <br />between this property and any R-1 or R-2 zoning district is hereby waived, pursuant to section <br />• 34-944(a) of the City Code. This special use permit is conditioned upon the following: <br />1. Administrative approval of the final site plan. <br />2. Submission of a grading and soil erosion/sediment control plan with fee, application and <br />narrative prior to final site plan approval. <br />3. The number of compact parking spaces shall not exceed 75% of the total number of <br />parking spaces provided for this site. <br />Approved by Council <br />December 17, 2001 <br />le k of City Council <br />0 <br />
