i <br />n <br />U <br />RESOLUTION APPROVING A SPECIAL USE PERMIT <br />FOR PROPERTY AT 416, 416'/2, 424 AND 428 MONROE LANE <br />AND 210 15TH STREET, SW. <br />WHEREAS, Daggett & Grigg, on behalf of Mr. James D. Stultz of CBS Rentals, has <br />requested a special permit for higher density residential on the properties at 416, 4161/2, 424, and <br />428 Monroe Lane, and 21015' Street, S.W., allowing construction of 28 units on this site instead <br />of the 20 allowed by right (20.4 units/acre instead of 21 units/acre) in the R-3 Residential Multiple <br />Dwelling Zoning, this property being further identified on City Real Property Tax Map 11 as <br />parcels 117, 118, 118.1 and 119, having collectively 200 feet of frontage on Monroe Lane, 108 <br />feet of frontage on 15' Street and containing approximately 41, 525 square feet of land or .953 <br />acres; and <br />WHEREAS, following a joint public hearing before this Council and the Planning <br />Commission, duly advertised and held on November 14, 2000, this Council finds that such use <br />will conform to the criteria applicable to special permits generally under Chapter 34 of the City <br />Code; now, therefore <br />BE IT RESOLVED by the Council of the City of Charlottesville, Virginia that a special <br />use permit for higher density residential is hereby approved and granted to CBS Rentals, owner <br />of the property at 416, 4161/2, 424,and 428 Monroe Lane and 210 15'h Street, SW, to allow the <br />• construction of an 8 -unit studio apartment building, and an addition of 3 studio apartment units to <br />an existing 3 -bedroom house. This special use permit is conditioned upon the following: <br />1. Administrative approval of the final site plan. <br />2. Occupancy of the site not to exceed the following: <br />416 Monroe Lane - 2 unit apartment building, one 3 -bedroom, one 4 -bedroom (maximum <br />of 8 occupants, 4 per unit) <br />4161/2 Monroe Lane - one 3 -bedroom house (maximum of 4 occupants) <br />New Monroe Lane apartment building - twelve 3 -bedroom apartment units (maximum 48 <br />occupants) <br />424 Monroe Lane - one 3 -bedroom house (maximum 4 occupants) <br />New addition to 424 Monroe Lane - three studio apartments (maximum 3 occupants if each <br />unit has one occupant) <br />428 Monroe Lane - one 3 -bedroom house (maximum 4 occupants) <br />New 15's Street apartment building - eight studio apartments (maximum 8 occupants if each <br />unit has one occupant) <br />• Approved by Council <br />March 5, 2001 k of City Council <br />
