Entrance Corridor Districts <br />0 Design Review Guidelines <br />Purpose: The entrance corridor district guidelines are intended to ensure a quality <br />of development that is compatible with the City's historic, architectural and cultural <br />resources, through design control measures. The guidelines are also intended to <br />help achieve a coherent pattern of new and existing development within each <br />entrance corridor. <br />New Construction & Additions <br />The following guidelines offer general recommendations on the design for all new <br />buildings in Charlottesville's entrance corridor districts. The intent of these <br />guidelines is not to be overly specific or to dictate certain designs to owners and <br />designers. The intent is also not to encourage copying or mimicking particular <br />historic styles. In fact, copying historic styles in most of the corridors is not <br />appropriate. These guidelines are intended to provide a general design framework <br />for new construction and any architectural . style may be appropriate. Good <br />designers can takes these clues and have the freedom to design appropriate, new <br />architecture for Charlottesville. These criteria are all important when considering <br />whether proposed new buildings are appropriate and compatible; however, the <br />degree of importance of each criterion varies with in each area as conditions vary. <br />• For instance, setback and spacing between buildings may be more ihiportant than <br />roof forms of materials since there is more variety of the last two criteria on most <br />streets. Not all criteria need to be met in every example of new construction. <br />BUILDING TYPES WITHIN THE HISTORIC DISTRICTS <br />When designing a new building in the entrance corridor districts one needs to <br />recognize that while there is an overall distinctive district character, there is, <br />nevertheless, a great variety of building types, styles, and scales throughout the <br />district. Likewise, there are several types of new construction that might be <br />constructed within the districts. The design parameters of these new buildings will <br />differ depending on the following types: <br />A. Traditional Commercial Infill <br />Traditional commercial infill buildings are the form that fills in holes in a <br />larger block of buildings. This type of building generally has a limited <br />setback, attaches to or is very close to neighboring structures, and takes <br />many of its design cues from the adjoining buildings. <br />B. Residential Infill <br />These are new buildings that are constructed on the occasional vacant lot <br />within a block.
