RESOLUTION <br />• APPROVING A SPECIAL USE PERMIT <br />TO BROOKS FAMILY, LLC <br />TO ALLOW CONSTRUCTION OF AN ADDITION TO THE BUILDING <br />AT 600 PRESTON AVENUE (REID'S SUPER SAVE MART) <br />WHEREAS, Brooks Family, LLC ("Applicant") has requested a special use <br />permit with respect to property identified on City Tax Map 32 as Parcel 13 (600 Preston <br />Avenue), consisting of approximately 34,310 square feet, or 0.788 acres ("Subject <br />Property"), to allow construction of additional storage space at the rear of the existing <br />grocery store building; and <br />WHEREAS, the subject parcel is zoned "CC" (Central City Corridor), where, <br />pursuant to Section 34-796 of the City Code, such modifications for use of the property <br />are allowed by Special Use Permit; and <br />WHEREAS, a joint public hearing on this application was held before the City <br />Council and Planning Commission on December 11, 2007, following notice to the public <br />and to adjacent property owners as required by law; and <br />WHEREAS, on December 11, 2007, based on the information presented by <br />Neighborhood Development Services staff as well as by the Applicant, the Planning <br />Commission recommended that the application be approved with conditions; and <br />• WHEREAS, this City Council finds and determines that granting the Special Use <br />Permit would be consistent with City Code Section 34-796, and the criteria generally <br />applicable to special use permits under Chapter 34 of the City Code; now, therefore, <br />BE IT RESOLVED by the Charlottesville City Council that a special use permit <br />is hereby granted for construction of a 3,333 square foot addition to the rear of the <br />existing building on the Subject Property, subject to the following conditions: <br />a. The storage addition's design must allow for unimpeded vehicular circulation <br />throughout all drive aisles of the Subject Property. Drive aisles must remain <br />within the property lines, and must be improved with asphalt. <br />b. The site plan amendment will be reviewed by the Planning Commission, and <br />the applicant will consider the Planning Commission's recommendations. <br />Approved by Council <br />January 7, 2008 <br />�► .i ._ .. <br />0 <br />
