RESOLUTION GRANTING A SPECIAL USE PERMIT <br />• TO DEVELOPMENT MANAGEMENT H <br />FOR INCREASED DENSITY <br />ON PROPERTY AT 1704 GORDON AVENUE <br />WHEREAS, Development Management II, owner of the property at 1704 Gordon <br />Avenue (also designated as 419 170' Street), has requested a special use permit to increase the <br />density of such property from 21 units per acre to 22 units per acre in order to construct an 8 -unit <br />development with 24 parking spaces; <br />WHEREAS, following a joint public hearing before this Council and the Planning <br />Commission, duly advertised and held on June 10, 2008, this Council finds that such use is <br />allowed under City Code Section 34-420, and will conform to the criteria applicable to special <br />permits generally under Chapter 34 of the City Code; now, therefore <br />BE IT RESOLVED by the Council of the City of Charlottesville, Virginia that a special <br />use permit is hereby approved and granted to Development Management H to allow increased <br />density from 21 units per acre to 22 units per acre of property at 1704 Gordon Avenue. This <br />special use permit is conditioned upon: <br />1. Installation of eight (8) bike lockers on site; <br />2. Planning Commission approval of the preliminary site plan; <br />3. Issuance of a Certificate of Appropriateness from the Board of Architectural Review; <br />• 4. Construction of eight (8) off-site parking spaces; and <br />5.
