DISTRICT MAP <br />CHANGING FROM R-2 RESIDENTIAL DISTRICT TO R-3 MULTIPLE DWELLING DISTRICT A PARCEL OF LAND <br />DESIGNATED AS 104 OBSERVATORY AVENUE HAVING FRONTAGE OF 16.72 FEET WITH A DEPTH OF 94.31 FEET AND <br />DESIGNATED AS PARCEL 103 ON CITY TAX MAP 17. <br />CLERK <br />ADOPTED BY THE COUNCIL <br />JANUARY 18, 1972 <br />AYES: MR. B-4 BUSINESS DISTRICT. <br />SECTION 35A. REGULATIONS GENERALLY. <br />THE REGULATIONS SET FORTH IN THIS ARTICLE, OR SET FORTH ELSEWHERE IN THIS CHAPTER, WHEN REFERRED <br />TO IN THIS ARTICLE, ARE THE B-4 BUSINESS DISTRICT REGULATIONS. <br />SECTION 35B. USE REGULATIONS. <br />A BUILDING OR PREMISES SHALL BE USED ONLY FOR THE FOLLOWING PURPOSES: <br />ANY USE PERMITTED IN THE B-3 BUSINESS DISTRICT. <br />SECTION 35C. HEIGHT REGULATIONS. <br />NO BUILDING SHALL EXCEED ONE HUNDRED SEVENTY-FIVE (175) FEET IN HEIGHT ABOVE THE AVERAGE STREET <br />LEVEL. THE AVERAGE STREET LEVEL SHALL BE DETERMINED BY TAKING THE AVERAGE BETWEEN THE LEVEL OF THE <br />HIGHEST AND THE LOWEST STREETS ADJACENT TO THE PROPERTY, THE ONE HUNDRED SEVENTY-FIVE (175) FOOT <br />HEIGHT LIMITATION SHALL NOT APPLY TO THE HEIGHT OF APPURTENANCES NECESSARY FOR THE USE AND OPERATION <br />OF THE BUILDING, AND THE HEIGHT OF ACCESSORY BUILDINGS SHALL BE AS PROVIDED IN ARTICLE XIII HEREOF. <br />SECTION 35D.
