On Dice Street, he said the rezonings are for small R-3 lots <br />which were left out when the area was previously rezoned. <br /> Mr. Lynch asked if the Planning Commission provided feedback on the properties <br />that were removed from the ordinance, and Mr. Higgins said no. <br /> Mr. Lynch said he feels some of the properties recommended for rezoning have <br />merit, but some do not, and he expressed concern about approving some now and then a <br />few others at a future date and would prefer to do them all at once. <br /> Mr. Caravati asked if there is an urgency to the rezoning, and Mr. Higgins said <br />there is not really any urgency, but noted that people can build to fit the current zoning at <br />any time. <br /> <br /> Mr. Toscano asked what the timetable is for rewriting the zoning ordinance, and <br /> Mr. Higgins said there is a target date of approximately June. <br /> Mr. Lynch asked if other corridors not included in this ordinance will be <br /> considered at a later date, and Mr. Higgins said yes. <br /> <br /> Mr. Toscano said it is his sense that Council might be better off considering these <br /> rezonings in the overall rewrite of the zoning ordinance, and said he would support <br /> sending it back to the Planning Commission for them to review in the context of the <br /> zoning ordinance rewrite. <br /> <br /> Ms. Richards said she agrees with that strategy, noting that she does not want to <br /> work at cross purposes and wants to maintain flexibility. Ms. Richards said that the <br /> proposal ordinance is a good effort and preservation of neighborhoods is needed. <br /> Mr. Lynch said he is in favor of sending the ordinance back to the Planning <br /> Commission, but would hope to see it back to Council before June or July. He said it <br /> would be helpful if recommendations were made on the other properties that were <br /> removed by the Planning Commission before it is brought back. Mr. Lynch said he feels <br /> some properties should not be on the list. <br /> <br /> Mr. Caravati said he concurs with sending it back to the Planning Commission as <br /> we need to be sure the rezonings are comprehensive. Mr. Caravati said that changes may <br /> come up as a result of the zoning ordinance review that results in more rezonings. Mr. <br /> Caravati asked if there are other ways to allow townhouses without requiring an R-3 <br /> zoning. <br /> <br /> Mr. Toscano made a motion to send the ordinance back to the Planning <br /> Commission and for them to send it back to Council in the context of the rewrite of the <br /> zoning ordinance~ Ms. Richards seconded the motion and it was approved by the <br /> following vote.
