170

A communication was also presented from the Planning
Ordinance re: Rezoning
from R-2 to B-2 Property Commission recommending that Lots 17 and 18 of Parcel 68 as
located on the south-
west corner of Avon ~-?~:~ shown on Sheet 59 of the City Real Property THx Map be rezoned
Street and Palatine
Avenue - DENIED from R-2 to B-2 and to deny the zoning change on Lots 8 and 9

of parcel 367 on tax map sheet 59A - Mr.~Huja, Director of
Planning, presented the staff recommendations as follows: D~eny
the application since it is against the 1990 Land Use Plan; it
will have an adverse impact on the residential area especially
the northern part of the property; B-2 zoning is primarily
for neighborhood commercial and this property is not centrally
located to serve that function; and this is a major entrance
to the City and thus should be protected from traffic as well
as visual hazards' He also stated that the staff could
recommend the alternative of allowing the rezoning of the
southern section Lots 17 and 18 of the application since
existing B-2 zoned lots to the south are owned by the
applicant and part of it falls in the flood plain, this
additional rezoning of B-2 along with the existing B-2 could
result in a usable piece of property for business, thus not
creating hardships on the owner and will still protect the
residential environment in the northern area.
