He said a single response was received from <br />Southern Development who wants to combine the City property with their property for <br />development. He said if the property is conveyed to Southern Development, they will <br />apply for a special use permit. He said they currently have by-right development rights <br />for 64 units on their property. He said combining their property with the City’s will <br />result in a more creative development that will preserve open space and will move the <br />commercial and residential use closer to the street. He listed key benefits of the proposal <br />as follows: will create a gateway building; will add office space; will preserve green <br />space; will provide infill development opportunities; will put the parcels on the tax rolls; <br />and will bring in $325,000 in annual revenue to the City. He said Southern Development <br />has also requested a small piece of right-of-way so that the project can be pulled more <br />toward the street. He said the price of $253,000 has been agreed upon, which could go to <br />an affordable housing fund for use in Fifeville. He said the developers plan to pursue <br />LEED certification. He said there will be an option for a transit stop, public access will <br />be allowed to the open space, and there is an option to lease space for a police substation <br />if desired. Mr. Engel said the development process is likely to take two to two and a half <br />years. <br /> <br /> <br />
