Section 31-28. Same - With special use permit. <br />• The following uses may be permitted with a special use <br />permit in the R-3 District: <br />(a) Sewage treatment plants, sewer pumping stations, water <br />treatment plants, water pumping stations, gas regulator facili- <br />ties, gas distribution facilities, incinerators and electric <br />power transformer substations. Public utility transmission line <br />alignments and towers which are not governed by city franchise <br />arrangements shall be special permit uses. <br />(b) Funeral homes and crematoriums; provided, that no <br />corpse shall be buried on the premises. <br />(c) Radio, television, telephone, telegraph and electricity <br />transmission towers and stations and similar facilities. <br />(d) Higher density residential developments up to a density <br />of eighty-seven units per acre; provided, that applicant meets <br />the requirements as set forth in this article. <br />(e) Rooming and boarding houses, with no limits to maximum <br />number of guests housing more than four unrelated persons. <br />(f) Private clubs, fraternities, sororities, and lodges, <br />Is <br />excepting those the chief activity of which is a service, <br />customarily carried on as a business, with no limits to maximum <br />number of residents. <br />(g) Nursing homes and convalescent homes; with no limit to <br />maximum number of residents. <br />(h) In-patient clinics, Rresidential treatment centers and <br />"half -way houses" for psychiatric patients, alcoholics, adult and <br />juvenile offenders and similar establishments; with no limits to <br />maximum numbers of residents. <br />(i) Group homes with no limits on the maximum number of <br />residents for more than four unrelated persons. <br />(j) Monasteries, convents and other residential religious <br />facilities forrg oups of more than four unrelated persons. <br />(k) Individual dwelling units orrg oups of dwelling units to <br />be occupied by more than four unrelated persons, provided such <br />units are suitably designed and equipped for such occupancy, and <br />provided further that as a condition of any such specialep rmit <br />the city council may require that off-street parking spaces in <br />excess of the normal requirement be provided to serve the <br />additional vehicles reasonably anticipated to result from such <br />occupancy. <br />• <br />3 <br />
