• (b) Side yard(s): <br />(1) There shall be a side yard on each side of single- <br />family detached dwelling having a width of not less than ten <br />feet. <br />(2) There shall be a side yard on each side of a <br />nonresidential building or structure having a width of not less <br />than fifty feet. <br />(3) A lot occupied by either of the above referenced <br />building types shall have a side yard alono the street side of a <br />corner lot of not less than twenty feet. <br />(c) Rear yard: <br />(1) for single-family detached dwellings, there shall <br />be a rear yard having a depth of not less than twenty-five feet. <br />(2) For nonresidential buildings and structures, there <br />shall be a rear yard having a depth of not less than fifty feet. <br />(d) General. Radio, telephone, television and electric <br />transmission towers shall have a yard on all sides equal to the <br />height of the installed tower; except, that this yard requirement <br />shall not apply to the transmission towers for amateur radio <br />• opertions. <br />a t A <br />Sec. 31-23. Yard regulations. <br />The following requirements shall be met except as provided <br />in article XXIII of this chapter: <br />(a) Front yard. The front yard requirement shall be the <br />same as R-1 Residential District. <br />(b) Side yard: <br />(1) A lot occupied by a single family detached <br />dwelling shall have a side yard of not less than five feet on <br />each side of the building. <br />(2) A lot occupied by a single family attached <br />dwelling shall have a side yard on any unattached side of not <br />less than ten feet. <br />(3) A lot occupied by a two family dwelling shall <br />have a side yard of not less than ten feet on each side of the <br />building except that a lot of record prior to August 3, 1964, and <br />occupied by a two family dwelling shall have a side yard of not <br />• less than five feet on each side of the building. <br />2 <br />
