7.14. Pedestrian and Bicycle Paths. Buyer agrees, as part of its Planned Unit <br />• Development, either to construct and maintain at its expense a bridge over Meadow Creek or <br />to acquire, construct and maintain an alternative route which would be suitable for pedestrian <br />and bicycle use and to connect the Property, the Rivanna Greenbelt, and Holmes Avenue. Seller <br />agrees to construct and maintain at Seller's expense off-site pedestrian and bicycle paths to the <br />Rivanna Greenbelt and Holmes Avenue connecting with Buyer's bridge over Meadow Creek. <br />Buyer shall complete said bridge and Seller shall complete said off-site paths by the date of <br />occupancy of the first residential unit within the Property. <br />Ll <br />7.15. Meadow Creek Golf Course. Buyer believes that open vistas across the Meadow <br />Creek Golf Course from certain portions of the Property will be aesthetically appealing and add <br />to the desirability of the Planned Unit Development. Currently, there is a fence which separates <br />the Property from Meadow Creek Golf Course. Seller agrees to allow residential dwelling units <br />on the Property along the property line adjacent to Meadow Creek Golf Course and to allow <br />Buyer to remove stipulated sections of the existing fence and replace such sections with <br />alternative fencing and/or vegetative hedge of Buyer's choice (such as, but not limited to, split <br />rail fencing and/or privet hedge) as this area is developed as a part of the Planned Unit <br />Development. After Buyer has developed its site plan and prior to Closing, Seller and Buyer <br />shall stipulate the sections of existing fencing which Buyer will be entitled to remove and replace <br />with fencing and/or hedging of Buyer's choice.
