Dirr (4th edition, <br />1990), or other comparable source. <br />(5) The requirements of this artie-le section may be waived, in whole or in part, <br />by the director of planning and community development or the Planning Commission in the <br />following circumstances: <br />(a) To allow for the reasonable development of areas devoid of woody <br />materials, dedicated school sites, playing fields and other nonwooded <br />recreation areas. and other facilities and uses of a similar nature. <br />(b) To allow for the preservation of wetlands. <br />(c) When strict application of the requirements would result in unnecessary <br />or unreasonable hardship to the developer. <br />CHAPTER 34. ZONING <br />• ARTICLE XIV. B-4 Business District. <br />Sec. 34-464. Same - With special use permit. <br />The following uses may be permitted with a special use permit in the B-4 Business <br />District: <br />(1) Residential high density up to one hundred twenty (120) dwelling units per acre <br />subject to regulations as set forth in Article VII. <br />(2) Public utility facilities. <br />(3) Dry cleaning establishments of moderate or high hazard, as defined by the Virginia <br />Uniform Statewide Building Code. <br />(4) Animal shelters, boarding or breeding facilities with outside runs or pens. <br />(5) Animal hospitals without outside runs or pens. <br />0 -2- <br />
