• Sec. 34-804. B-2, B-3, B-5, B-6, M-1 and M-2 Districts. <br />The total area of all freestanding and projecting signs permitted for any establishment <br />permitted in the B-2, B-3, B-5, B-6, M-1 and M-2 Districts shall not be greater than sixty (60) <br />square feet. <br />Sec. 34-857.1. Tree Cover Requirements. <br />(a) All developments, public or private, requiring submission and approval of a site plan <br />shall include provisions for the preservation and planting of trees on the site to the extent that, <br />at ten (10) years from planting, minimum tree canopies or covers will be provided as follows: <br />Zoning Districts <br />Percentage of Site Cover <br />R-3, B-1, B-2, B-3, B-4, B=5, <br />BB6 M-1, M-2 ...................................... 10 Percent <br />R-2 ............................................. 15 Percent <br />R-1, R -1A ......................................... 20 Percent <br />(c) ... <br />(d) The requirements of this m4iele section may be waived, in whole or in part, by the <br />Director of Planning and Community Development or the Planning Commission in the following <br />circumstances: <br />(1) To allow for the reasonable development of areas devoid of woody <br />materials, dedicated school sites, playing fields and other nonwooded <br />recreation areas, and other facilities and uses of a similar nature. <br />(2) To allow for the preservation of wetlands. <br />(3) When strict application of the requirements would result in unnecessary <br />or unreasonable hardship to the developer. <br />Approved by Council <br />May 19, 1997 <br />Cl rk of City Council <br />. -5- <br />
