Mixed Use Development. <br />(a) With respect to a mixed-use development, residential density allowable under this article may be <br />calculated using the area of the entire development site, even if one or more residential components of <br />the mixed use development is or will be situated on an individual l"ot not subject to ownership in <br />common with other lots comprising the development site. For the purpose of this section, the term <br />mixed use development shall mean a development project containing residential uses in combination <br />with commercial and/or institutional uses, and the terms development site and mixed use development <br />site shall mean and refer to all the lots or parcels of land containing, or proposed to contain, any <br />component(s) of a mixed use development, where all such lots or parcels have been included within <br />and are subject to the requirements of a single (1) site plan. <br />(b)Nothing in this section shall allow residential density, calculated with respect to the entire <br />development site, in excess of that which would be allowed if the mixed use development involved <br />only a single lot or parcel of land. Notations shall be included on all subdivision plats, site plans, <br />building permits and certificates of occupancy for the mixed use development, identifying the density <br />limitations applicable to the development site and component uses as a result of the application of this <br />• section. <br />(c)By application made and joined by all owners of property comprising a mixed use development site, <br />residential density in excess of twenty-one (21) units per acre, calculated with respect to the entire <br />development site, may be permitted with a special use permit subject to the standards set forth in <br />article VI or VII of this chapter, as may be applicable.. <br />CHAPTER 34 (ZONING), ARTICLE XIV (B-4 ZONING DISTRICT) <br />Sec. 34-464. Same --With special use permit. <br />The following uses may be permitted with a special use permit in the B-4 Business District. <br />(1) Residential density from twenty-two (22) units per acre up to a density of eighty-seven (87) <br />units per acre subject to the standards set forth in article VI of this chapter, and residential high density <br />up to one hundred twenty (120) dwelling units per acre subject to regulatiei;sas the standards set forth <br />in article VII of this chapter. <br />(2) Public utility facilities. <br />(3) Dry cleaning establishments of moderate or high hazard, as defined by the Virginia Uniform <br />Statewide Building Code. <br />(4) Animal shelters, boarding or breeding facilities with outside runs or pens. <br />(5) Animal hospitals without outside runs or pens. <br />• (6) Warehouses not used in connection with retail or wholesale businesses on the same premises. <br />(7) Manufacturing and processing establishments of a craft nature. <br />
