purposes". CIDA agrees and covenants that it will take no action, or allow any use of the <br />property, which is inconsistent with the above -quoted purpose for the conveyance to the <br />City. <br />5. Subleasing of the Property: Upon the execution of this Lease CIDA shall take <br />possession of and secure the property. CIDA shall take all necessary steps to ensure the <br />continuation of any necessary utility service to the property and any additional measures, <br />including but not limited to repairs, improvements or changes, which in its judgment are <br />necessary to effectively market the property to tenants. CIDA may utilize the services of one <br />or more real estate brokers or agents to assist in the marketing of the property. <br />• CIDA may fix and revise from time to time the rents, fees and other charges to be paid <br />in connection with its lease of the property to tenants. Such rents, fees and charges shall <br />provide sufficient funds to pay the cost of maintaining, repairing and operating the property. <br />A reserve may be accumulated and maintained by CIDA out of the revenues and receipts <br />from the property for extraordinary repairs and expenses. <br />6. Management and Maintenance of the Property: CIDA shall have exclusive control <br />of the property, and shall be responsible for both routine and extraordinary maintenance, <br />necessary capital improvements and any and all operational expenses. Nothing herein shall <br />be construed as preventing CIDA from requiring tenants who occupy the property to assume <br />the obligations or costs of maintenance, capital improvements or operational expenses, or <br />from contracting with others for the performance of CIDA's obligations herein. <br />40 - <br />
