13. Lease Modification: This Lease may be modified or amended from time to time <br />by written agreement executed by both parties. All such modifications or amendments will <br />be subject to the prior approval of the Charlottesville City Council and the CIDA Board of <br />Directors. <br />14. Termination: This Lease will terminate at the expiration of thirty (30) years from <br />the effective date thereof The City may also terminate the Lease at any time if it determines <br />that CIDA has violated or failed to fulfill any obligation imposed by this Lease, or failed to <br />make sufficient progress towards utilizing the property in a manner supportive of economic <br />development; provided, however, that the City shall first notify CIDA in writing of the <br />• proposed termination and the reasons therefor at least 180 days prior to the effective date of <br />n <br />U <br />the termination, for the purpose of allowing CIDA an opportunity to remedy the reasons for <br />the proposed termination. <br />At the time of termination CIDA shall provide the City with an accounting of all <br />revenues from the property in its possession, and all outstanding expenses and contingent <br />liabilities. Any funds in the possession of CIDA which represent revenue generated by the <br />property shall be transferred to the City upon the effective date of the Lease termination. <br />IN WITNESS WHEREOF, the City and CIDA have caused this Lease to be signed <br />by persons having the authority to execute leases on their behalf: <br />0 <br />
