City Council — April 7, 2008 — First Reading <br />Subdivision Ordinance — Replaces Chapter 29 of City Code <br />(4) corner lots shall have such additional frontage as is required by the agent or <br />• commission to accommodate the side yard requirements set forth within the <br />applicable zoning district regulations. <br />(g) Sanitary sewer and water supply. <br />(1) All buildings constructed on lots resulting from subdivision of a larger tract <br />that abuts or adjoins a public water or sewer system or main shall be connected to <br />that public water or sewer system or main subject to the provisions of Va. Code <br />§ 15.2-2121 and this chapter. <br />(2) Lots served by public sanitary sewers and public water supply shall have an <br />area no less than the minimum lot size contained in applicable zoning district <br />regulations. <br />(3) If subsection (1) above does not apply, then the subdivision shall be served by <br />individual private wells and septic systems having conventional drainfields and <br />shall meet all requirements of the health department and applicable health official, <br />and any applicable zoning regulations. The subdivider shall submit to the agent <br />or commission satisfactory proof that such lots meet the requirements of the <br />health department, as determined by tests or inspections of soil conditions <br />conducted by an officer of the health department. <br />• See. 29-162. Streetscape trees. <br />Sufficient areas shall be set aside on each lot for the planting of Streetscape trees along <br />the frontage of all existing or proposed public streets, in accordance with city code §34- <br />870, as that section may be amended from time to time. Trees shall be planted according <br />to the standards outlined in the Master Tree List, referenced in the zoning ordinance. <br />• <br />Sec. 29-163. Blocks. <br />(a) Each block within a subdivision shall be wide enough to allow two (2) tiers of lots of <br />the minimum depth allowed by applicable zoning ordinance regulations, fronting on all <br />streets. The agent or commission may vary or grant exceptions to this requirement, <br />pursuant to section 29-36 above. <br />(b)Where any block adjoins an arterial street, the greatest dimension of the block should <br />be parallel to such street. Such block shall not be more than 1,000 feet in length; <br />however, the agent or commission may vary or grant exceptions to this requirement, <br />pursuant to section 29-36 above. <br />(c)No residential block shall be longer than 1,000 feet. <br />[DIAGRAM] <br />Sec. 29-164 — 29-179.
