• RESOLUTION <br />APPROVING SPECIAL PERMIT FOR H&W LAND TRUST II <br />TO USE THE OLD MONTICELLO DAIRY BUILDING ON 10TH STREET, NW <br />FOR A STEREO SPEAKER ASSEMBLY OPERATION. <br />WHEREAS, Greg Baldwin, agent for the owners, H & W Land Trust <br />II, has requested a special permit to allow use of up to 10,000 <br />square feet of the old Monticello Dairy building on 10th Street, <br />N.W. for a stereo speaker assembly operation, such property being <br />further identified on City Real Property Tax Map #31 as a portion <br />of parcel 60, having 420 feet of frontage on West Street, 400 feet <br />of frontage on 10th Street, N.W., 460 feet of frontage on Preston <br />Avenue and containing approximately 209,309 square feet of land, <br />or 4.81 acres; <br />WHEREAS, following a joint public hearing before this Council <br />and the Planning Commission, duly advertised and held on November <br />9, 1988, this Council finds that such use will conform to the <br />criteria applicable to special permits generally under Chapter 31 <br />of the City Code; now, therefore, <br />BE IT RESOLVED by the Council of the City of Charlottesville, <br />Virginia that the special permit is hereby granted to H & W Land <br />Trust II to allow use of up to 10,000 square feet of the building <br />• located on loth Street, N.W., previously the Monticello Dairy <br />building, for a stereo speaker assembly operation, pursuant to City <br />Code section 31-93(i). <br />This special permit is subject to the following conditions: <br />1. Administrative approval of the site plan amendment. <br />2. Repair and/or replacement of screening materials on the <br />fences. <br />3. Repair of all paved areas for parking and access. <br />4. Replacement of the garage door entering this section of <br />the complex on West Street with a wall or office front. <br />5. Completion of the amended site plan for the complex. <br />6. Use of this portion of the building shall be restricted <br />to fabricating precut wood end panels for audio speaker <br />cabinets and for assembly with the audio components into <br />finished stereo speakers. <br />7. Use of this portion of the building pursuant to this <br />special permit shall be limited to the hours between <br />7:00 a.m. and 7:00 p.m. <br />8. Neither dust nor odors created by this special use shall <br />cross the perimeter property line of the property on which <br />the use is conducted. <br />9. Noise created by this special use shall not have an <br />unreasonably adverse effect on the occupants of <br />neighboring properties. <br />Approved by Council <br />November 21, 1988 <br />J <br />C-Terk of Council <br />88-6-61' <br />
