this lease with respect to the payment of any rental shall be eliminated from the date of the <br />is casualty until such repairs are completed. The term of the lease shall be extended by a similar <br />period. <br />12. Hours of OWration. Tenant shall establish regular hours during which the <br />Premises will be open to the public. As a minimum, the Premises shall be open to the public <br />six (6) days per week, forty eight (48) weeks per year. For this purpose, a full day shall be <br />deemed to be at least six (6) hours. <br />13. Events of Default. The occurrence of any of the following shall constitute an <br />event of default of the Tenant: <br />(a) Delinquency in the payment of any rent under this lease for a period of 15 days <br />after written notice. <br />• (b) Delinquency by the Tenant in the performance of or the compliance with any of <br />the conditions or obligations of the Tenant contained in this lease for a period of 30 days after <br />written notice thereof. The Tenant shall be accorded such 30 day period to cure the default, <br />which time shall be extended for so long as may be necessary to cure such default, provided <br />Tenant commences promptly and proceeds diligently to cure such default. <br />(c) Filing by the Tenant or against the Tenant in any court pursuant to any statute <br />of a petition of bankruptcy or insolvency or for reorganization or for the appointment of a <br />receiver or trustee of all or a portion of Tenant's property or an assignment by the Tenant for <br />the benefit of creditors, provided that such proceedings are not dismissed within 90 days after <br />the commencement of same. <br />(d) Failure by the Tenant to maintain its status as a non-profit, non -stock <br />• <br />Page 5 <br />
