MONTICELLO ASSOCIATES <br />. (Office Lease) <br />THIS LEASE is made as of the � day of November 2002 by and between Landlord and <br />Tenant. <br />1. TERMS AND DEFINITIONS. For purposes of this Lease, the following terms shall <br />have the following definitions and meanings: <br />1.1 Landlord: Monticello Associates, LLC, a Virginia limited liability company, <br />whose address is 531 Ware Street, Charlottesville, Virginia, 22902. <br />1.2 Tenant: City of Charlottesville <br />(Jefferson Area Drug Enforcement Task Force) <br />Attention: City Manager <br />P.O. Box 911 <br />Charlottesville, VA 22902 <br />1.2.1 Use: During the term of the Lease, Tenant shall continually operate an office <br />and storage at the Premises for the Jefferson Area Drug Enforcement Task Force. Not withstanding <br />anything else to the contrary, that portion of the rentable area not used as an office by Tenant may <br />be used by other city departments for storage without obtaining the prior consent by Landlord. <br />• 1.3 Project: The Project consists of those buildings commonly known as the City <br />Center (formerly the Frank Ix and Sons, Inc., Buildings), and more particularly described as the <br />following real property located in the City of Charlottesville, Virginia (the "City Center Complex"): <br />All those certain lots or parcel of land lying and being situated in the City of <br />Charlottesville, Virginia, containing 17.478 acres, more or less, having <br />frontage on Ware Street, Elliott Avenue and Monticello Avenue and more <br />fully described on a plat by Roudabush, Gale & Associates, Inc., dated April <br />4, 1996, entitled "Physical Survey of Parcel 208, Tax Map 28, containing <br />17.478 acres, Property of Frank Ix & Sons Virginia Corporation, located <br />between Monticello Avenue & Elliott Avenue, Charlottesville, Virginia, a <br />copy of which plat is attached hereto and made a part hereof. <br />1.4 Premises: That Building or portion of the Building indicated on Addendum A, <br />attached hereto and made a part hereof, which is a portion of the Project referred to as that portion <br />of Building 12 shown in Exhibit A. <br />1.5 Rentable Area of the Premises: Approximately 4265 square feet with <br />approximately 1799 square feet improved and 2436 square feet unimproved. <br />1.6 Building Standard Work: All the work to be done at Landlord's expense in the <br />.
