1.7 Building Non -Standard Work: All the work done in the Premises by Landlord <br />and/or Tenant as set forth on Addendum C, the cost of which shall be paid by Tenant as set forth in <br />Addendum C. <br />1.8 Leasehold Improvements: The aggregate of the Building Standard Work and <br />the Building Non -Standard Work. <br />1.9 Commencement Date: December 1, 2002. <br />1.10 Expiration Date: November 30, 2007. <br />1.11 Base Rent: <br />Year 1: $3,333.00 per month or $40,000.00 per annum; <br />Year 2: <br />Prior year's monthly rent plus the Adjustment Factor. <br />Year 3: <br />Prior year's monthly rent plus the Adjustment Factor. <br />Year 4: <br />Prior year's monthly rent plus the Adjustment Factor. <br />Year 5: <br />Prior year's monthly rent plus the Adjustment Factor. <br />The "Adjustment Factor" shall mean five percent (5%) per annum. <br />1.12 Security Deposit: None. <br />1.13 Reserved. <br />1.14 Base Year: The calendar year 2002. <br />1.15 Deleted. <br />1.16 Worker's Compensation Insurance: As required by State Law. <br />1.17 Broker: None. <br />2. PREMISES. Landlord does hereby lease to Tenant and Tenant hereby leases from <br />Landlord the Premises. This Lease is subject to the terms, covenants and conditions herein set forth <br />and the Tenant covenants as a material part of the consideration for this Lease to keep and perform <br />each and all of said terms, covenants and conditions. <br />3. TERM. The term of this Lease shall commence on the Commencement Date as set forth <br />in Section 1.9 and shall end on the Expiration Date as set forth in Section 1.10, unless sooner <br />terminated as hereinafter provided. <br />4.
