RESOLUTION GRANTING A SPECIAL USE PERMIT <br />• TO CHACHIBABA, LLC <br />FOR INCREASED DENSITY <br />ON PROPERTY AT 1600-1612 MONTICELLO AVENUE <br />WHEREAS, Chachibaba, LLC, owner of the property at 1600-1612 Monticello Avenue <br />(City Tax Map 60, Parcel 252.1), has requested a special use permit to increase the density of <br />development on said property from the by -right density of 21 units per acre to 37.5 units per acre <br />in order to construct a 15 -unit development; <br />WHEREAS, following a joint public hearing before this Council and the Planning <br />Commission, duly advertised and held on August 12, 2008, this Council finds that such use is <br />allowed under City Code Section 34-420, and will conform to the criteria applicable to special <br />permits generally under Chapter 34 of the City Code; now, therefore <br />BE IT RESOLVED by the Council of the City of Charlottesville, Virginia that a special <br />use permit is hereby approved and granted to Chachibaba, LLC to allow increased density from <br />21 units per acre to 37.5 units per acre on property at 1600-1612 Monticello Avenue. This <br />special use permit is conditioned upon: <br />1. Three (3) of the housing units must be offered as affordable housing to persons earning <br />60% of the Area Median Income; and <br />• 2. A secure bike storage facility must be provided on-site for no less than 10 bicycles. <br />Approved by Council <br />September 2, 2008 <br />le of City Council <br />
