• RESOLUTION GRANTING A SPECIAL USE PERMIT <br />TO MEHDI AKBARZADEH <br />FOR INCREASED DENSITY <br />ON PROPERTY AT 1311 WERTLAND STREET <br />WHEREAS, Mehdi Akbarzadeh, owner of the property at 1311 Wertland Street, has <br />requested a special use permit to increase the density of such property from 15.4 units per acre to 46 <br />units per acre in order to replace commercial space with two (2) one -bedroom apartments; <br />WHEREAS, following a joint public hearing before this Council and the Planning <br />Commission, duly advertised and held on May 13, 2008, this Council finds that such use is allowed <br />under City Code Sections 34-458 and 34-480, and will conform to the criteria applicable to special <br />permits generally under Chapter 34 of the City Code; now, therefore <br />BE IT RESOLVED by the Council of the City of Charlottesville, Virginia that a special use <br />permit is hereby approved and granted to Mehdi Akbarzadeh to allow increased density from 15.4 <br />units per acre to 46 units per acre of property at 1311 Wertland Street. This special use permit is <br />conditioned upon: <br />1. The applicant must provide one (1) off-site parking space for each residential unit, for a total <br />of two (2) parking spaces, either at the 14°i Street parking garage, or with 1,400 feet of the <br />is <br />site, and provide the City with written verification that the parking requirement has been met. <br />2. If for any reason the use of the off-site parking spaces is limited or discontinued, the <br />applicant will be responsible for finding alternative parking spaces within 30 days or cease <br />use of the building until the parking requirement is met. <br />3. Two (2) streetscape trees, as defined in City Code Sec. 34-870, shall be planted by the <br />applicant on the property. <br />Approved by Council <br />June 16, 2008 <br />Cl" City Council <br />0 <br />
