AN ORDINANCE AMENDING AND RE-ENACTING THE BUILDING <br />CODE OF THE CITY OF CHARLGTTESV I LLE BY AMENDING AND <br />RE-ENACTING SECTION 120.0 THEREOF ENTITLED "OFF- <br />STREET PARKING REQUIREMENTS" . • <br />BE IT ORDAINED BY THE COUNCIL OF THE CITY OF CHARLOTTESVILLE THAT SECTION 12C.0 OF <br />THE BUILDING CODE OF THE CITY OF CHARLOTTESVILLE, WHICH FORMS A PART OF THE CHARLOTTESVILLE <br />CITY CODE OF 1945, AS AMENDED, ENTITLED "OFF-STREET PARKING REQUIREMENTS", BE AND THE SAME IS <br />HEREBY AMENDED AND RE-ENACTED TO READ AS FOLLOWS: <br />SECTION 120.0. OFF-STREET AUTOMOBILE AND VEHICULAR STORAGE REQUIREMENTS. <br />OFF-STREET AUTOMOBILE AND VEHICULAR STORAGE OR PARKING SPACES SHALL BE PROVIDED ON <br />ANY LOT (OR ADJACENT AREA OF LAND') WITHIN THE CITY OF CHARLOTTESVILLE, EXCEPT IN THOSE AREAS <br />DEFINED HEREINBELOW, ON WHICH ANY BUILDING MAY BE HEREAFTER ERECTED OR, EXCEPT AS HEREINAFTER <br />PROVIDED, CHANGED IN USE, AS FOLLOWS; <br />(1) FOR TACH DWELLING OR APARTMENT BUILDING, THERE SHALL BE PROVIDEC ONE (1) <br />PARKING SPACE FOR EACH DWELLING UNIT OR APARTMENT UNIT; <br />(2) FOR EACH ROOMING HOUSE OR BOARDING AND ROOMING HOUSE, THERE SHALL BE PROVIDED • <br />ONE (1) PARKING SPACE FOR EACH FOUR (4) GUEST ROOMS; <br />(3) FOR EACH BUILDING OR STRUCTURE USED AS A TOURIST HOME OR AS A MOTEL, THERE <br />SHALL BE PROVIDED ONE (1) PARKING SPACE FOR EACH SLEEPING ROOM AFFORDED FOR TOURIST ACrOMMODATIONS; <br />(4) FOR EACH FRATERNITY OR SORORITY HOUSE, OR FRATERNAL OR SORORITY LODGE, THERE SHALL <br />BE PROVIDED ONE (1') PARKING SPACE FOR EACH TWO HUNDRED FIFTY (250) SQUARE FEET OF BEDROOM SPACE; <br />(5) FOR EACH CHURCH, THEATRE, STADIUM, AUDITORIUM OR OTHER PLACE OF PUBLIC ASSEMBLY, <br />AND FOR EACH UNDERTAKING ESTABLISHMENT, THERE SHALL BE PROVIDED ONE (1) PARKING SPACE FOR EACH <br />TEN (10) SEATS, BASED UPON MAXIMUM SEATING CAPACITY IN THE PRINCIPAL ASSEMBLY HALL OR PLACE OF <br />CONGREGATION; <br />(6) FOR EACH HOTEL, THERE SHALL BE PROVIDED ONE (1) PARKING SPACE FOR EACH TWO (2) <br />BEDROOMS, BASED UPON THE MAXIMUM BEDROOM CAPACITY; <br />(7) (A) FOR EACH RETAIL STORE OR OTHER RETAIL BUSINESS ESTABLISHMENT, THERE SHALL <br />BE PROVIDED ONE (1) PARKING SPACE FOR EACH ONE HUNDRED (100) SQUARE FEET OF FLOOR AREA USED <br />FOR RETAIL SALES: <br />(B) FOR EACH WHOLESALE STORE OR OTHER WHOLESALE BUSINESS ESTABLISHMENT, THERE SHALL <br />BE PROVIDED ONE (1) PARKING SPACE FOR EACH SIX HUNDRED (600) SQUARE FEET OF FLOOR AREA; <br />(8) FOR EACH OFFICE BUILDING, THERE SHALL BE PROVIDED ONE (1) PARKING SPACE FOR EACH <br />THREE HUNDRED (300) SQUARE FEET OF OFFICE FLOOR AREA; <br />(9) FOR ALL OTHER COMMERCIAL BUILDINGS NOT HEREINABOVE SPECIFIED, THERE SHALL BE <br />• <br />PROVIDED ONE (1) PARKING SPACE FOR EACH ONE HUNDRED (100) SQUARE FEET OF GROSS FLOOR AREA ON <br />THE FIRST FLOOR, PLUS ONE (1) PARKING SPACE FOR EACH FIVE HUNDRED (500) SQUARE FEET OF GROSS <br />FLOOR AREA ON UPPER FLOORS (SEE ALSO (10) BELOW) <br />(10) FOR ALL COMMERCIAL AND INDUSTRIAL BUILDINGS, THERE SHALL BE PROVIDED ONE (1) <br />PARKING SPACE FOR EACH THREE (3) EMPLOYEES; THE PARKING SPACE REQUIRED BY THIS SECTION (10) <br />BEING IN ADDITION TO ANY SPACE REQUIRED UNDER SECTIONS (1) THROUGH (9) INCLUSIVE; <br />IN ADDITION TO THE FOREGOING, THERE SHALL BE PROVIDED ADEQUATE OFF-STREET PARKING <br />SPACE FOR LOADING AND UNLOADING ALL VEHICLES USED IN THE OPERATION OF ANY INDUSTRIAL OR <br />MANUFACTURING ESTABLISHMENT OR ANY WHOLESALE BUSINESS OR WHOLESALE BUSINESS ESTABLISHMENT; <br />WHERE THE REQUIRED AREA OR SPACES FOR PARKING CAN NOT REASONABLY BE PROVIDED ON <br />THE SAME LOT WITH THE PRINCIPAL USE OR OCCUPANCY, OR ON AN ADJACENT AREA OF LAND7, THE BUILDING <br />CODE REVIEW BOARD IS EMPOWERED, UPON APPLICATION TO IT, TO PERMIT SUCH AREA OR SPACES TO BE <br />• <br />LOCATED ON OTHER PRIVATE OFF-STREET PROPERTY, PROVIDED SUCH AREA OR SPACES SO LOCATED WILL BE <br />WITHIN SEVEN HUNDRED FIFTY (750) FEET OF THE PRINCIPAL USE OR OCCUPANCY MEASURED ALONG THE <br />
