SHORTEST LINES OF PUBLIC ACCESS. <br />NO BUILDING IN EXISTENCE OR BEGUN TO BE ERECTED PRIOR TO THE EFFECTIVE DATE HEREOF AND LATER <br />CHANGED IN USE SHALL BE THEREBY MADE SUBJECT TO THE PROVISIONS HEREOF, IF SUCH NEW USE WOULD NOT REQUIRE <br />MORE PARKING SPACES THAN WOULD HAVE BEEN REQUIRED UNDER THE PREVIOUS USE, HAD THE BUILDING BEEN THERETO— <br />FORE SUBJECT TO THE PROVISIONS HEREOF, NOR WILL ANY CHANGE IN USE OF A BUILDING ERECTED OR BEGUN TO BE <br />ERECTED AFTER THE EFFECTIVE DATE OF THIS ORDINANCE REQUIRE ADDITIONAL PARKING SPACES UNLESSSUCH CHANGE <br />PLACES THE BUILDING IN ONE OF THE CLAScIFICATION CATEGORIES SET FORTH IN (1) THROUGH (10) ABOVE, RE— <br />QUIRING MORE PARKING THAN REQUIRED IN THE CATEGORY IN WHICH SUCH BUILDING FELL PRIOR TO SUCH CHANGE IN <br />USE. <br />FOR ANY BUILDING OUTSIDE OF THE EXEMPTED AREA HEREINAFTER DEFINEDv WHETHER THE SAME HAS BEEN <br />IN EXISTENCE PRIOR TO THE EFFECTIVE DATE OF THIS ORDINANCE, OR IS THEREAFTER ERECTED, WHICH IS ENLARGED <br />SO AS TO INCREASE ITS PARKING NEEDS EITHER BY ADDITIONAL EMPLOYEES OR FLOOR SPACE, THERE SHALL BE PRO— <br />VIDED ALL THE PARKING SPACE FOR THE BUILDING AS WOULD BE REQUIRED UNDER THIS ORDINANCE IF IT WERE <br />ERECTED IN WHOLE AFTER THE EFFECTIVE DATE HEREOF. <br />IN PROVIDING THE OFF—STREET AUTOMOBILE OR VEHICULAR STORAGE OR PARKING SPACES AS HEREIN— <br />ABOVE REQUIRED, EACH SPACE SHALL BE OPEN AND SHALL HAVE ADEQUATE ACCESS TO A STREET OR ALLEY HAVING A <br />WIDTH OF TWENTY (20) FEET OR MORE, SHALL_ NOT THEREAFTER BE REDUCED OR ENCROACHED UPON IN ANY MANNER, <br />AND SHALL NOT OCCUPY ANY PART OF THE REQUIRED FRONISFT—BACK AREA. EACH SPACE REQUIRED TO BE PROVIDED <br />FOR AN AUTOMOBILE OR VEHICLE SHALL BE AT LEAST TWENTY—TWO (22) FEET BY EIGHT (8) FEET. <br />DESIGNS AND PLANS FOR AREAS TO BE USED FOR AUTOMOBILE OFF—STREET PARKING SHALL BE APPROVED <br />BY THE BUILDING INSPECTOR, PLANS FOR SUCH AREAS SUBMITTED TO THE BUILDING INSPECTOR SHALL SHOW IN <br />DETAIL THE LOCATION AND EXTENT OF THE AREA AND OTHER FEATURES, CONDITIONS OR REQUIREMENTS OF THIS <br />ORDINANCE* <br />ALL SUCH OFF—STREET PARKING FACILITIES SHALL BE SO DRAINED AS TO PREVENT DAMAGE TO ABUTTING <br />PROPERTIES OR PUBLIC STREETS, AND SHALL BE CONSTRUCTED OF MATERIAL WHICH WILL ASSURE A SURFACE RFSISTANT <br />TO EROSION. <br />ALL PARKING SPACES SMALL BE SEPARATED FROM WALKWAYS, SIDEWALKS, STREETS OR ALLEYS BY CURBING. <br />INTERIOR DRIVEWAYS AND ENTRANCE AND EXIT DRIVEWAYS SHALL BE OF SUFFICIENT WIDTH TO ALLOW SAFE <br />AND EXPEDITIOUS MOVEMENT OF VEHICLES; ONE—WAY MOVEMENT IN SUCH DRIVEWAYS SHALL BE PROVIDED FOR WHENEVER <br />POSSIBLE; ENTRANCE AMD EXIT DRIVEWAYS SHALL BE SEPARATELY PROVIDED WHEREVER POSSIBLE, AND SHALL HOT BE <br />LESS THAN TWENTY (20) FEET IN WIDTH. <br />EACH PARKING SPACE SHALL BE CLEARLY MARKED AND PAVEMENT DIRECTIONAL ARROWS OR SIGNS PROVIDED <br />WHEREVER NECESSARY. <br />ADEQUATE LIGHTING SHALL RE PROVIDED IF THE PARKING FACILITIES ARE USED AT NIGHT AND ARE <br />PROVIDED FOR COMMERCIAL USE. <br />WHENEVER LIGHTING OF OFF—STREET PARKING FACILITIES ABUTTING RESIDENTIAL LAND IS PROVIDED, <br />INSTALLATIONS SHALL BE ARRANGED SO AS NOT TO REFLECT OR CAUSE GLARE ONTO THE ABUTTING RESIDENTIAL LAND. <br />ALL GARAGE AMD OTHER SPACES ALLOCATED FOR PARKING OF VEHICLES WITHIN BUILDINGS OR IN BASEMENTS <br />OR OPEN SPACES ON THE ROOFS OF BUILDINGS SHALL BE CONSIDERED PART OF THE REQUIRED OFF—STREET PARKING <br />FACILITIES AND MAY BE INCLUDED AS SUCH IN COMPUTING THE REQUIREMENTS OUTLINED HEREINABOVE, BUT NO SUCH <br />SPACES SHALL BE REQUIRED TO MEET THE PROVISIONS OF THIS ORDINANCE RESPECTING DESIGN OR TRAFFIC ARRANGEMENTS. <br />WHEN ANY LAND OR BUILDING IS USED FOR TWO OR MORE PURPOSES, THE NUMBER OF PARKING SPACES <br />REQUIRED SHALL BE THE SUM OF THE REQUIREMENTS FOR THE VARIOUS INDIVIDUAL USES, COMPUTED SEPARATELY IN <br />ACCORDANCE WITH THIS ORDINANCE; PARKING FACILITIES FOR ONE USE SHALL NOT BE CONSIDERED AS PROVIDING <br />THE REQUIRED PARKING FACILITIES FOR ANY OTHER USE; <br />REQUIREMENTS FOR THE PROVISION OF PARKING FACILITIES, WITH RESPECT TO TWO OR MORE PROPERTY <br />USES OF THE SAME OR DIFFERENT TYPES, MAY BE SATISFIED BY THE PERMANENT ALLOCATION OF THE REQUISITE <br />NUMBER OF SPACES FOR EACH USE IN A COMMON PARKING FACILITY COOPERATIVELY ESTABLISHED AND OPERATED; <br />
