93 <br />2. EVERY OCCUPANT OF A DWELLING OR DWELLING UNIT SHALL DISPOSE OF HIS GARBAGE AND/OR <br />RUBBISH IN ACCORDANCE WITH APPLICABLE CITY ORDINANCES. FOR DWELLINGS CONTAINING <br />• MORE THAN TWO DWELLING UNITS IT SHALL BE THE RESPONSIBILITY OF THE OWNER TO PROVIDE <br />SUITABLE NON -LEAKING METAL CONTAINERS OF NOT OVER 30 GALLON CAPACITY FOR SUCH <br />DISPOSAL. IN OTHER CASES, IT SHALL BE THE RESPONSIBILITY OF THE OCCUPANT TO FURNISH <br />SUCH CONTAINERS. <br />SUFFICIENT AT LEAST TO OFFER FACILITIES FOR THE HEATING OF ROOMS COMMONLY USED AS LIVING QUARTERS. <br />SECTION 37-6. MINIMUM STANDARDS FOR SPACE, USE, LOCATION, AND MEANS OF EGRESS <br />NO OWNER SHALL OCCUPY OR LEASE TO ANOTHER FOR OCCUPANCY ANY DWELLING UNIT FOR THE PURPOSE OF <br />LIVING, SLEEPING, COOKING OR EATING THEREIN, WHICH DOES NOT COMPLY WITH THE FOLLOWING REQUIREMENTS: <br />A. MAXIMUM OCCUPANTS PER HABITABLE ROOM. <br />1. EVERY DWELLING UNIT SHALL CONTAIN AT LEAST ONE HUNDRED FIFTY (150) SQUARE FEET OF <br />FLOOR SPACE FOR THE FIRST OCCUPANT THEREOF, AND AT LEAST ONE HUNDRED (100) SQUARE <br />FEET OF ADDITIONAL FLOOR SPACE FOR EVERY ADDITIONAL OCCUPANT THEREOF; THE FLOOR <br />SPACE TO BE CALCULATED ON THE BASIS OF HABITABLE ROOMS AREA ONLY, AND NOT INCLUDING <br />WATER CLOSET COMPARTMENTS, BATHROOMS, HALLS OR PASSAGEWAYS. <br />2. EVERY ROOM FOR SLEEPING PURPOSES SHALL CONTAIN SEVENTY (70) SQUARE FEET OF FLOOR <br />SPACE FOR ONE OCCUPANT OR FIFTY (50) SQUARE FEET OF FLOOR SPACE FOR EACH OCCUPANT <br />IF MORE THAN ONE. <br />3. NO DWELLING UNIT SHALL BE ARRANGED SO THAT ACCESS TO A SLEEPING ROOM OR BATHROOM OR <br />3. EVERY OCCUPANT OF A DWELLING UNIT SHALL KEEP ALL PLUMBING FIXTURES THEREIN IN A <br />CLEAN AND SANITARY CONDITION, AND SHALL BE RESPONSIBLE FOR THE EXERCISE OF REASONABLE <br />CARE IN THE PROPER USE AND OPERATION THEREOF. <br />SECTION 37-3. MINIMUM STANDARDS FOR BASIC EQUIPMENT AND FACILITIES <br />A. NO OWNER SHALL OCCUPY OR LEASE TO ANOTHER FOR OCCUPANCY ANY DWELLING UNIT FOR THE PURPOSE <br />OF LIVING, SLEEPING, COOKING OR EATING THEREIN WHICH DOES NOT COMPLY WITH THE FOLLOWING REQUIREMENTS: <br />1. EVERY DWELLING UNIT SHALL CONTAIN A KITCHEN SINK IN GOOD CONDITION, PROPERLY CONNECTED <br />TO A WATER AND SEWER SYSTEM. <br />• <br />2. EVERY DWELLING UNIT SHALL HAVE A FLUSH TYPE WATER CLOSET, ENCLOSED FOR PRIVACY, IN <br />GOOD WORKING CONDITION AND PROPERLY CONNECTED TO A WATER AND SEWER SYSTEM; HOWEVER, <br />THE OCCUPANTS OF NOT MORE THAN TWO DWELLING UNITS MAY SHARE A SINGLE FLUSH WATER <br />CLOSET IF NEITHER OF THE TWO DWELLING UNITS CONTAINS MORE THAN TWO ROOMS; PROVIDED <br />THAT FOR THE PURPOSES OF THIS SUBSECTION, A KITCHENETTE OR AN EFFICIENCY KITCHEN <br />N <br />W <br />WITH NOT MORE THAN SIXTY (60) SQUARE FEET OF FLOOR AREA SHALL NOT BE COUNTED AS A <br />ROOM. <br />SECTION 37-4. MINIMUM STANDARDS FOR LIGHT AND VENTILATION <br />A. NO OWNER SHALL OCCUPY OR LEASE TO ANOTHER FOR OCCUPANCY ANY DWELLING UNIT FOR THE PURPOSE <br />OF LIVING, SLEEPING, COOKING OR EATING THEREIN WHICH DOES NOT COMPLY WITH THE FOLLOWING REQUIREMENTS: <br />1. EVERY HABITABLE ROOM, BATHROOM OR WATER CLOSET COMPARTMENT SHALL HAVE AT LEAST ONE <br />WINDOW FACING DIRECTLY TO OUTDOOR OPEN SPACE. THE MINIMUM TOTAL WINDOW AREA FOR EVERY <br />HABITABLE ROOM SHALL BE FIVE (5) PER CENT OF THE FLOOR AREA OF SUCH ROOM. THE TOTAL <br />OPENABLE WINDOW SHALL BE EQUAL TO AT LEAST FORTY (40) PER CENT OF THE REQUIRED WINDOW <br />AREA, EXCEPT WHERE THERE IS SUPPLIED SOME OTHER DEVICE AFFORDING ADEQUATE VENTILATION. <br />2. EVERY BATHROOM OR WATER CLOSET COMPARTMENT SHALL BE ADEQUATELY VENTILATED. SUCH <br />VENTILATION TO BE MAINTAINED IN WORKING CONDITION AT ALL TIMES. <br />3. EVERY PUBLIC HALL, STAIRWAY, AND FOYER SHALL HAVE ADEQUATE LIGHTING AT ALL TIMES THROUGH <br />WINDOWS OR FROM ELECTRIC LIGHTS. <br />SECTION 37-5. MINIMUM HEATING FACILITIES <br />• <br />WHERE CENTRAL HEATING SYSTEMS ARE NOT PROVIDED THE OWNER SHALL PROVIDE CHIMNEYS, FLUES OR VENTS <br />SUFFICIENT AT LEAST TO OFFER FACILITIES FOR THE HEATING OF ROOMS COMMONLY USED AS LIVING QUARTERS. <br />SECTION 37-6.
