7 <br /> <br />WHEREAS, <br />the subject parcel is zoned B - 4 (Business District) wherein <br />residential density of up to twenty - one units per acre is allowed by - right, and the are a of <br />this parcel is 11,467 square feet (0.263 acre), which allows up to five dwelling units as a <br />matter of right; and <br /> <br />WHEREAS <br />, the City’s Comprehensive Plan designation for the parcel is “mixed - <br />use”; and <br /> <br />WHEREAS <br />, this City Council finds and determines t hat the proposed use/density <br />is authorized pursuant to City Code sections 34 - 463(1) and 34 - 464(1), and that it will <br />conform to the criteria generally applicable to special use permits under Chapter 34 of the <br />City Code; now, therefore, <br /> <br />BE IT RESOLVED <br /> by t he Charlottesville City Council that a special use permit <br />is hereby granted for additional residential density for the property located at 222 South <br />Street (2002 City Tax Map 28, Parcel 95), subject to the following conditions designed to <br />protect against a dverse impacts on the surrounding neighborhood and community: <br /> <br />1. This Special Permit is granted to allow the establishment of up to four one - <br />bedroom dwelling units within the Original Building, thereby allowing a site total <br />(for Tax Map 28 Parcel 95, in its entirety) of not more than 9 dwelling units <br />containing, collectively, not more than 14 bedrooms: an overall density of up to <br />34.22 dwelling units per acre. <br />2. To avoid the adverse impact on adjacent properties that would result if each <br />resident of a dwelling unit were to place a trash container on the public right - of - <br />way for individual pick - up, there shall be provided a centralized system for <br />outdoor trash storage and pick - up for use by all the dwelling units located on this <br />parcel. <br /> <br />CONSENT AGENDA <br /> <br /> <br /> Mr. Cara vati removed the ordinance closing an alley off Spottswood Road from <br />the consent agenda. <br /> <br /> On motion by Mr. Lynch, seconded by Ms. Richards, the following consent <br />agenda items were approved by the following vote: Ayes: Mr. Caravati, Mr. Cox, Mr. <br />Lynch, M s.
