• conjunction with an existing residential use, without applying for <br />site plan approval, may make repairs, additions, improvements or <br />reconstruction to such mobile manufactured home or residential <br />structure; provided, that the cost thereof does not equal or <br />exceed fifty percent of the fair market value of the mobile <br />manufactured home or other residential structure. All <br />manufactured homes to be placed or substantially improved within <br />the Flood Plain shall be elevated on a permanent foundation such <br />that the lowest floor of the manufactured home is at or above the <br />base flood elevation and be securely anchored to an adequately <br />anchored foundation system in accordance with the provisions of <br />this article. <br />Section 31-120. Uses permitted subject to site plan review. <br />Any other use permitted in an existing district which is <br />overlapped by the FP District is permitted in the corresponding <br />portion of the FP District; provided, that the following <br />conditions are met: <br />(a) Plan to be submitted. When that portion of a site or <br />parcel which is pr-oposed to be developed lies within the FP <br />District, a plan for the development of the entire site shall be <br />submitted in accordance with the requirements of article XIX of <br />this chapter. <br />• (b) Prerequisites for flood plain development. <br />• <br />(1) The lowest floor including the basement of any <br />residential structure, including a mobile manufactured home, must <br />be at least one foot higher than the elevation of the outer limit <br />of the FP District. The elevation of such lowest floor shall be <br />shown on the required site plan.
