(7) Retail pharmacy stores of more than one thousand seven hundred (1,700) square feet but less <br />• than four thousand (4,000) square feet gross floor area, provided such retail pharmacy stores <br />are located within one hundred (100) yards of property used as a hospital. <br />(8) Residential density from twenty-two (22) units per acre up to a density of eighty-seven (87) <br />units per acre subject to the standards set forth in article VI of this chapter. <br />34-383. Mixed Use Development. <br />(a) With respect to a mixed-use development, residential density allowable under this article may be <br />calculated using the area of the entire development site, even if one or more residential components <br />the mixed use development is or will be situated on an individual lot not subject to ownership in <br />common with other lots comprising the development site. For the purpose of this section, the term <br />mixed use development shall mean a development project containing residential uses in combination <br />with commercial and/or institutional uses, and the terms development site and mixed use developmen <br />site shall mean and refer to all the lots or parcels of land containing, or proposed to contain, any <br />component(s) of a mixed use development, where all such lots or parcels have been included within <br />and are subject to the requirements of single (1) site plan. <br />(b)Nothing in this section shall allow residential density, calculated with respect to the entire <br />development site, in excess of that which would be allowed if the mixed use development involved <br />only a single lot or parcel of land. Notations shall be included on all subdivision plats, site plans, <br />building permits and certificates of occupancy for the mixed use development, identifying the densit, <br />of <br />limitations applicable to the development site and component uses as a result of the application of this <br />• section. <br />(c)By application made and joined by all owners of property comprising a mixed use development site, <br />residential density in excess of twenty-one (21) units per acre, calculated with respect to the entire <br />development site, may be permitted with a special use permit subject to the standards set forth in <br />article VI or VII of this chapter, as may be applicable. <br />CHAPTER 34 (ZONING), ARTICLE XII (B-2 BUSINESS DISTRICT) <br />Sec. 34-409. Same --With special use permit. <br />The following uses may be permitted with a special use permit in the B-2 Business District: <br />(1) Hotels or motels with one hundred (100) rooms or more. <br />(2) Hospitals. <br />(3) Radio, television, telephone, telegraph and electricity transmission towers, stations and similar <br />facilities. <br />(4) Animal hospitals. <br />(5) Public utility facilities. <br />(6) Drive-in restaurants. <br />(7) Florists, including greenhouses; provided, that no commercial greenhouse heating plants shall <br />be operated within one hundred (100) feet of any lot line. <br />(8) Retail stores of more than three thousand (3,000) but less than twenty thousand (20,000) square <br />• feet gross floor area; provided, that the retail sales area shall not exceed fifteen thousand (15,000) <br />square feet; and provided, that the proposed use is compatible with the scale of any surrounding <br />
