• $880.00 on October 18, 2004 for the remainder of the month of October;
<br />• • $1,950.00 on the first day of each month beginning November 1, 2004 through September
<br />1, 2005; and,
<br />• $1,070.00 on October 1, 2005 for the first 17 days of October, 2005.
<br />All payments shall be made to Lessor at the address specified herein.
<br />4. USE. Lessees shall use and occupy the premises for office use. The premises shall be used
<br />for no other purpose. Lessor represents that the Premises may lawfully be used for such
<br />purpose. Lessee shall not use the Premises for the purposes of storing, manufacturing or
<br />selling any explosives, flammables, or other inherently dangerous substance, chemical,
<br />thing or device.
<br />5. QUIET ENJOYMENT. Lessor covenants that, upon payment of rent and conditioned
<br />upon performance of all of the covenants and conditions of this Lease, the Lessees shall
<br />peacefully and quietly have, hold and enjoy the said leased Premises for the term aforesaid.
<br />6. CONDITION OF PREMISES / CARE AND MAINTENANCE. The Lessees accept
<br />said premises and fixtures therein, if any, in their present condition and agree to keep said
<br />premises and fixtures in a good clean condition; to commit no waste thereon; to obey all
<br />laws and ordinances affecting said premises; and at termination hereof to surrender the
<br />premises and fixtures in like condition as when taken, reasonable wear and tear excepted.
<br />Lessor shall be responsible for all repairs and routine maintenance to the roof, exterior
<br />• walls, structural foundations, electrical wiring, plumbing and heating installations and any
<br />other system or equipment upon the Premises, common space within the building and all
<br />exterior maintenance work, routine or otherwise, including sidewalks, driveways, parking
<br />lot and lawns and shrubbery.
<br />7. ALTERATIONS. Lessees shall not, without first obtaining the written consent of the
<br />Lessor, make any alterations, additions, or improvements in, to or about the Premises. The
<br />Lessor's written consent will not be unreasonably withheld for any alterations, additions or
<br />improvements Lessee deems necessary or convenient to its use of the Premises for
<br />occupancy by staff of the Juvenile and Domestic Relations District Court.
<br />8. ORDINANCES AND STATUTES. Lessees shall comply with all statutes, ordinances
<br />and requirements of all municipal, state and federal authorities now in force, or which may
<br />hereafter be in force, pertaining to the Premises, occasioned by or affecting the use thereof
<br />by Lessee.
<br />9. ASSIGNMENT AND SUBLETTING. Lessees shall not assign this Lease or sublet any
<br />portion of the Premises without prior written consent of the Lessor, which shall not be
<br />unreasonably withheld. Any such assignment or subletting without consent shall be void
<br />and the Lessor, at its option, may terminate this Lease
<br />10. UTILITIES. Lessor shall provide, at its sole expense, gas, electric, water, sanitary sewer
<br />• and trash disposal services for Lessees' use during the term of this Lease, and any
