Ayes: Mr. Barnes, Mr. Buck, Mrs. Gleason, <br />Dr. Gunter, Dr. Hall. Noes: None. <br /> <br />ORDINANCE: AMENDING PLAN FOR PHASE I OF MCINTIRE VILLAGES PUD <br />~OD COURT) <br /> <br /> Mr. Huja stated that the changes requested for Phase I <br />of Birdwood Court PUD included having IS structures with two <br />units in each and a public street with driveways. Mr. Huja <br />stated that the Planning Commission recommended approval of <br />the plan amendments for the following reasons: 1) It is in <br />harmony with the Comprehensive Plan in that the amended Phase I <br />is more "One and Two Family Residential" in nature; 2) It <br />maintains the overall density of the approved PUD at less than <br />the gross density of R-I; and 3) No significant adverse impact <br />is expected on the surrounding neighborhood from the development <br />concept, if conditions are met. This approval is conditioned <br />upon the following: 1) Administrative approval of complete <br />site plans; 2) Submission of grading and soil/erosion sediment <br />control plan; 3) Review and approval by the City Attorney of a <br />homeowner's document; 4) Review and approval of subdivision <br />plat; S) Additional landscaped screening provided for proposed <br />parking lot; and 6) Steps on Mclntire Road will be linked to <br />Mclntire_Plaza. <br /> <br /> On motion by Dr. Gunter, seconded by Mrs. Gleason, the <br />ordinance entitled "AN ORDINANCE TO AMEND AND RBORDAIN THE <br />ORDINANCE ADOPgED DECEMBER 16, 1985 WHICH CHANGED THE ZONING <br />DISTRICT CLASSIFICATION OF THE MCINTIRE SCHOOL PROPERTY TO <br />RESIDENTIAL PLANNED UNIT DEVELOPMENT" was offered and carried <br />over to the next meeting for consideration. <br /> <br />ORDINANCE: REZONING PROPERTY KNOWN AS "WCHV RADIO TOWER SITE" <br />~'-~GB~EIGHTS") OFF OF ROSE HILL DRIVE FROM R-1 TO R-1 PUD <br /> <br /> Mr. Barnes stated that he would abstain from discussing <br />or voting on the matter due to a potential conflict of interest. <br /> <br /> Mr. Huja stated that the proposal would include a single <br />family development with a recreational area. Mr. Huja stated <br />that the Planning Commission recommended approval of the <br />rezoning for the following reasons: 1) It is in harmony with <br />the Comprehensive Plan in that it proposes units at a "one and <br />two family" density or less; 2) It maintains an overall <br />density at less th~n the number permitted by-right in R-i; 3) <br />No significant adverse impact is expected on the surrounding <br />neighborhood from the development concept, if conditions are <br />met, and 4) The project will comply with all applicable <br />standards of the PUD Ordinance.
