392 1 <br />and at least four (4) inches above each floor level. :Mair carriages shall be fire. <br />stopped at least once in the middle partition of each run. <br />SEC. 26, Areaways. <br />A1.1 areaways shall be guarded with 84itable railings, or be protected by in. <br />combustible <br />n - <br />combustible eovers or gratings. If gratings be used they shall have a wire screen <br />of <br />not more than 1/2 inch mesh securely attached to the under side. Areaways shall not <br />project beyond the lot line. <br />SEC. 27. Dwelling houses; prohibited location. <br />(a)No dwelling house shall be placed over, or be connectdd directly with a <br />stable, barn, haymow, public garage, dry cleaning establishment, planing mill, carpenter <br />p ter <br />shop, or paint shop. <br />(b) Any frame building which may hereafter have the first story coverted into <br />store shall have the walls, partitions, and ceilings of such dirst story hovered with <br />metal lath and plastered to a total thickness of not less than 3/4 inch, or plaster board <br />may be used if covered with sheet metal. Fire stops shall also be provi dedat the line of the <br />ceiling to cut off all connection from stories above through hoillow stud partitions or <br />side walls. <br />Sec. 28. Frame buildings. <br />(a) No frame building hereafter erected or altered shall exceed two stories in <br />height, except that private dwellings may be three stories high. <br />(b) No frame building hereafter erected for any occupancy other than grain <br />elecators, coal elevators and pockets, ice houses, exhibition buildings, and structure <br />for temporary occupancy for a specified period and thensubject to special permission shall <br />cover a ground area exceeding the following: <br />One -Story building --7,500 sq. ft. <br />Two-story building --5,000 sq. ft. <br />(c) In no case shall the extreme projection of a frame building, be erected within <br />5 feet of the side or rear lot line, nor within 10 feet of another building on the same <br />lot, unless the space between the etude an such side be filled solidly with not les than <br />2-1/2 inches of brickwork or other equivalent incombustible material. <br />(d) In rows of frame houses the dividing walls or partitions between houses <br />shall be built of brick, terra cotta, concrete or other incombustible material, or they <br />may be built with 4 inch :Muds, filled solidly with brickwork laid in mortar, or with <br />other incombustible material. If lath be used in such partitions it shall be metal lath. <br />Such dividing ptirtitions, it shall be metal lath. Such dividing partitions shall rest on <br />masonry walls and shall extend to under side of roof boards. A fluall mortar joint shall <br />be made between the roof boards and the wall or partition. In rows of more than three <br />houses every alternate division walll or parition shall be constructed of solid brick work <br />not less than eight (6) inches in thic#neas. <br />(e) Buildings with wooden framework clad with sheet metal, or veneered with <br />brick, shall be claosed as frame buildings. <br />(f) Outside the fire limits, when any building is to be erected of brick, stone, <br />hollow block, or concrete, that could under this ordinanoe be constructed of �vood, the <br />City Manager or other designated official is hereby authorized and directed to allow reason/ <br />able modifications of this ordinance relating to brick buildings, in considereation of the <br />use of incombustible material instead of wood. Such modifications, however, shall not <br />permit variations from the require0ents of sections 1.7, 249 65 of this ordinance. <br />SEC. 28. Light and ventilation. <br />
